The design, planning and delivery of the residential phases of Glass Bottle are driven by the development team at Lioncor. This hugely significant site will provide up to 3,800 much needed new homes in a fantastic location abutting the bay and minutes from the city centre and Dublin's silicone docks.
Alongside the residential delivery Glass Bottle will also provide in excess of one million sq. ft. of commercial space including cultural & community spaces, offices, a hotel, rental, private, social and affordable housing. There will be a strong emphasis on community, the outdoors and the unique waterfront location.
Glass Bottle has been granted three residential planning permissions to date with construction work at an advanced stage on Phase 1, followed closely by Phase 1b.
Planning permission for the first phase of 570 apartments alongside 400 sq.m. of retail space was granted in March 2022.
Further permission was granted for Phase 1b in February 2023 which will provide an additional 324 apartments. Phase 1b will also include residential amenity facilities, encompassing a lounge and meeting area, retail space on the ground floor, landscaped residential communal courtyards, including children’s play areas and roof terraces.
Most recently planning permission was granted for the third residential phase (known as phase 2) in July 2024. This will bring forward a further 502 new homes at the site. This most recent grant comprises 5 blocks of between 6 and 7 stories in height, located along Sean Moore Road.
In total planning permission has been granted by Dublin City Council for 1,396 new homes over three phases and we're currently on site constructing both Phase 1 and 1b. A quarter of the homes delivered at Glass Bottle will be allocated to social and affordable housing which will represent one of the largest deliveries in the state in recent years.
